Owning land can be a great investment. But unless you can actually construct a building on it, maybe it’s time to be a farmer.  We will do a feasibility study on your land to determine what its current constraints for development are.  During your ownership, the development market likely has changed.  And often, area jurisdictions have changed their way of looking at zoning and density at your location. If you have environmental issues, maybe it’s time to get clarity on their consequences for proposed development; it may even be savvy to remediate them before you sell.  Plus sometimes, development and/or road patterns have changed meaning so has the value of your land; good or bad. 

 

Let us take a look.  We can assist you in positioning your property for maximum sale price.  No need to leave lots of cash on the table when a few corrections, preparations, or entitlements can eliminate buyer doubt and discounts.  Items like environmental, zoning analysis, or master planning for example, can often be critical to achieving a timely sale. And we can help you evaluate the buyers negotiating comments to determine if they really are valid.

Looking to buy or sell in the near future?  Whether you use a third-party broker or do it yourself, we can be looking over your shoulder as a second opinion.  Or maybe you need due diligence assistance.   As a buyer, we can help uncover what the problem issues could be.

In working with high net worth individuals we will occasionally become privy to real estate opportunities not marketed to the general public that we have permission to share with select investors.  Some of the opportunities may include limited partnership interest or even general partnership interest.  We also often uncover properties being marketed for one use by the owner or broker when another use could prove considerably more profitable.

 

Further, in the future it is likely that PWREAM will offer clients the opportunity to invest in targeted select real estate funds created and managed by PWREAM, specifically for high net worth investors.

 

Capital

For most of us, you can never have enough.  (For the rest of you let’s get investing!)  Whether its debt or equity, we can introduce you to new capital sources.  The cost of most capital is low today but finding the right capital partner can be a challenge.

 

Need to be creative?  We specialize in non-typical capital strucutres.  From particpating, preferences, takebacks, and other hybrids.

 

 

In the course of providing asset management services, we may recommend introductions to other property owners (but only with their advance permission) to help you gain another perspective on your assets in the market.
